Proposals

Outline permission was granted for the former airfield in 2023 to deliver up to 1,500 homes, including 450 affordable homes, a 60-bed care home, a new primary school, local centre, community facilities, open space and extensive walking and cycling connections.

The project has since reached important delivery milestones, including approval for the first 700 homes and major infrastructure, and the forward sale of 141 affordable homes to Abri, helping bring the wider vision for The Landings closer to reality.

The planning consent was the culmination of years of hard work by many people, not least the Ford Community Land Trust.

The Landings will create a new ‘community heart’ serving Ford, Yapton and Climping with a strong sense of place and a community focus.

The Landings will reflect the aspirations expressed in the Ford Neighbourhood Plan and the extensive consultation work undertaken so far. It will provide a vibrant, focal point for both new and existing communities in a plan-led way.

Latest Updates

The Landings at Ford Airfield has reached two major milestones in bringing this new community to life.

In 2025, Vistry and Abri received approval for the first phase of development, enabling the delivery of 700 new homes alongside key infrastructure, including roads, open spaces and community facilities.

More recently, Abri and Vistry agreed the forward sale of 141 affordable homes at Fordham, helping unlock the delivery of the wider 1,500-home masterplan and ensuring more local people will be able to access high-quality, affordable housing.

The Planning

Starting in 2012, the vision for Ford Airfield has been long in the making. The process began in reaction to Ford having suffered for many years as a result of ad-hoc and disjoined development, which lacked both key infrastructure and a village ‘heart’.

In the years since, Ford Parish Council and the Ford Community Land Trust have taken the lead in setting out a vision for the area that reflects the thoughts and feelings of local people with a real interest in the community.

Planning Applications

Together, these initial applications mark the first step in bringing the masterplan to life, delivering the essential infrastructure and early neighbourhoods that will form the foundation of the new community.

Further Reserved Matters applications will come forward for later phases of homes and facilities, ensuring that The Landings is developed in a coordinated and well-planned manner over the coming years.
