Outline permission was granted for the airfield in 2023 to deliver 1,500 homes including 450 affordable homes, a 60 bed care home, a new primary school, a new local centre including new shops and commercial space, new community and leisure space, extensive public open space, recreational infrastructure and cycle links. The planning consent was the culmination of years of hard work by many people, not least the Ford Community Land Trust.
The Landings will create a new ‘community heart’ serving Ford, Yapton and Climping with a strong sense of place and a community focus.
The Landings will reflect the aspirations expressed in the Ford Neighbourhood Plan and the extensive consultation work undertaken so far. It will provide a vibrant, focal point for both new and existing communities in a plan-led way.
The Planning
Starting in 2012, the vision for Ford Airfield has been long in the making. The process began in reaction to Ford having suffered for many years as a result of ad-hoc and disjoined development, which lacked both key infrastructure and a village ‘heart’.
In the years since, Ford Parish Council and the Ford Community Land Trust have taken the lead in setting out a vision for the area that reflects the thoughts and feelings of local people with a real interest in the community.
Planning Applications
Together, these initial applications mark the first step in bringing the masterplan to life, delivering the essential infrastructure and early neighbourhoods that will form the foundation of the new community.
Further Reserved Matters applications will come forward for later phases of homes and facilities, ensuring that The Landings is developed in a coordinated and well-planned manner over the coming years.
Infrastructure Application (F/14/24/RES):

The backbone of the development, including the main access road, drainage systems, sustainable urban drainage features (SUDS), footpaths, cycleways, public open space, and play areas.
Residential Phase 1 North (F/15/24/RES):

Around 341 new homes in the northern part of the site, with new streets, parking, landscaping and community play spaces.
Residential Phase 2 South (F/16/24/RES):
Around 357 new homes in the southern neighbourhood, again with streets, green space, and amenities.
